Form Appraisal Report
Complete appraisal, summary report; Federal National Mortgage Association/ Federal Home Loan Mortgage Corporation (FNA/FHLMC) Report includes the following; Building sketch; Location map; Comparable Sales Map; Subject Pictures (front, rear, street); Comparable Sales Pictures (front); Statement of Assumptions and Limiting Conditions; Addenda (as necessary), Copy of Deed; Plot Plan; Comparable Listings, Marketing Times, Analysis and Certification. All appraisals are prepared to conform to the Uniform Standards of Professional Appraisal Practice (USPAP)

Narrative Report 
Complete or limited appraisal, summary or self-contained report. Narrative report prepared in conformance with USPAP as promulgated by the Appraisal Foundation. It describes each aspect of the valuation process and is the most detailed report available. 

Appraisal Review Analysis 
Complete review and analysis of a Form Appraisal Report or a Narrative Report with comments relating to each section of the report, the reasonableness of its conclusions and its conformance to USPAP and any other specifically requested requirements. 

ERC Relocation Report 
Employee Relation Corporation Form Report; Building Sketch; Location Map; Comparable Sales Map; Subject Pictures (front, rear, street, interior); Comparable Sales Pictures (front); ERC Condo Addendum (as necessary); Copy of Deed; Plot Plan; Comparable Listings; Forecasted Value; DOM Analysis; Statement of Limiting Conditions; Certification. As in all of our reports conformance with USPAP is assured.

Commercial Products 

Complete Report, Narrative Format 
Complete appraisal, presented in either a summary of self-contained narrative format. The complete appraisal considers all factors that effect the value and marketability of the property. The self-contained report describes the real estate being appraised and states purpose and scope of the appraisal, the property interest being appraised, the intended use, the effective date, the extent of the appraisal process and all limiting conditions. The report describes the information considered, appraisals procedures followed, and the reasoning that supports the analysis, opinions and conclusions. The summary report summarizes the above referenced components of a self-contained report. Both reporting formats are prepared in conformity with the Uniform Standards of Professional Appraisal Practice (USPAP).

Limited Appraisal, Narrative Format 
Limited appraisal, presented in either a summary or restricted-use narrative format. The limited appraisal considers the most appropriate method of valuation. The summary report summarizes the real estate being appraised and states purpose and scope of the appraisal, the property interest being appraised, the intended use, the effective date, the extent of the appraisal process and all limiting conditions. The report summarizes the information considered, appraisals procedures followed, and the reasoning that supports the analysis, opinions and conclusions. The restricted-use report states the above referenced components of a summary report. Both reporting formats are prepared in conformity with the Uniform Standards of Professional Appraisal Practice (USPAP).

Review Appraisal 
A review of an appraisal report based on a general reading of the report. Comments are regarding its conformance to the USPAP and other specifically requested requirement and to the reasonableness of its conclusions. A more complete review is also available. 

Project Feasibility Study 
An evaluation of a specific market to examine the reasonableness and possible success of a proposed development. 

Overall Market Analysis 
A review of all conditions affecting a particular market. Questions relating to current market status and future direction are addressed. 

Consultation/Counseling 
Advice, guidance and support in real estate matters through market knowledge, specialized experience and seasoned judgment. Each assignment is unique to the particular real estate matter.
